PROJECT MANAGER & TENANT COORDINATOR

Raider Hill is seeking a Project Manager & Tenant Coordinator to support the firm’s construction and development needs in the Cleveland, OH office. This position is responsible for overall project planning, scheduling, resource allocation, budgeting, contracting consultants, contracting general contractors, and communicating with tenants. The Project Manager & Tenant Coordinator will provide technical direction and ensure compliance with quality standards as it relates to the successful turnover of properties per the lease terms. This position will report to the Director of Project Management.
Charting project objectives and plans, setting performance requirements, and selecting consultants, construction managers, and general contractors.
Overseeing the required pre-construction, construction, and post-construction activities for each project, per the terms of each lease.
Project planning, budgeting, and identification of resources needed to effectively complete each project.
Project accounting functions including managing the budget, tracking project expenses, and minimizing exposure to project risk.
Coordinate and manage the efforts of all parties involved in the project, which include the architects, consultants, contractors, sub-contractors and laborers.
Monitor the progress of the construction activities and hold regular status meetings with all the contractors, consultants, and tenants.
Maintain strict adherence to the budgetary guidelines, quality and safety standards.
Review of all project documents and ensure project documents are complete and accurate.
Serve as the primary point of contact for various projects; this includes local jurisdictions, consultants, contractors, and tenants.
Oversight and review of Landlord’s and Tenant’s deliverable requirements for each lease.
Must be highly organized, motivated, a self-starter, and a team player.
Preferred Bachelor's degree in Engineering, Construction Management, or Business Management. A combination of education and work experience will also be considered in lieu of a degree.
Minimum 5 years experience as a Project Manager or Tenant Coordinator.
Knowledge of all construction trades. This includes understanding trade scopes, time frames, field execution, estimating, and close-outs.
An understanding of MEP systems and components, and ability to scope and analyze MEP bids.
Solid conceptual estimating experience used to prepare budgets and confirm project costs.
Requires excellent communication and presentation skills.
Computer proficient in MS Word, MS Excel, MS Outlook, MS Project, and Bluebeam.
Able to formulate and prepare construction schedules using MS Project or Primavera.
Effectively work under pressure and can prioritize work to ensure it is completed under intense deadlines.
Creative and resourceful in completing tasks accurately in a compressed timeframe.
Demonstrates technical knowledge of the construction industry and the ability to use cost-estimating methods.
Applies knowledge of commonly used concepts, practices, and procedures in construction field.
Required travel will equal roughly 25% of this position’s time.
